In Westmount, a luxury home sells in three months, not three weeks, and the average lies more than anywhere else. Here is the 2026 market, and the method that makes the difference at this level.
Westmount is the most expensive residential market in Quebec: according to twelve-month data compiled in early 2026, the average single-family home sells for about $2,600,000 in 91 days, and the average condo for about $1,296,000 in 78 days. The APCIQ's Centre sector of Montreal, which groups Westmount with Outremont, Town of Mount Royal and Hampstead, posted a single-family median of $1,980,000 in the second quarter of 2026, down 3% year over year, with 64 days on market and only 1% growth in five years. It is a buyer's market at the top: a narrow pool, unique properties, discretion often required. In Westmount, the average tells you less than anywhere else; each property is a case of its own, from the Sainte-Catherine Street West condo to the Summit residence.

Three structural reasons: a narrow pool of buyers at these prices, unique properties that are hard to compare, and discretion often required, which limits distribution. Added to that, in 2026, a stagnation at the summit: while the South Shore gained 26% to 49% in five years, the median house of the Centre sector moved only 1%. The balance of power has quietly changed sides; a seller who ignores it lists too high and waits six months.
A Victorian row house in mid-Westmount, a detached home up the hill with a river view, an apartment on Sainte-Catherine Street West or De Maisonneuve Boulevard: three markets, three pools of buyers, three pricing strategies. Serious valuation here goes through fine comparable sales, documented renovations and the real condition of the systems, never a price per square foot applied mechanically. The sector average, $350,000 above the median, overvalues an ordinary house by default.
The price is documented on closed sales in the segment, street by street. Marketing is a craft of precision: architectural staging, editorial-quality photography, video, discretion when desired (restricted distribution, showings on qualification), and access to qualified local and international buyers, including through the RE/MAX network. The calendar is planned over a quarter, and dropping the price by reflex after 30 days is the most expensive mistake in the market.
Time works for the prepared buyer: negotiation is normal, a property listed for 60 days is within its market's average, and financing must be prepared in advance (20% down above $1.5 million, uninsurable loan).
