Montreal's golden triangle stood still while the rest of the province nearly doubled. Here is the 2026 prestige market, APCIQ numbers in hand, and what it changes for selling or buying at the top.

Montreal's luxury real estate is concentrated in the APCIQ's Centre sector, Westmount, Outremont, Town of Mount Royal and Hampstead: in the second quarter of 2026, the single-family median there was $1,980,000, down 3% year over year, with 64 days on market (+8), 119 sales (-6%) and only 1% growth in five years, while the rest of Quebec gained 26% to 101%. Town by town, Westmount sells on average around $2.6 million in 91 days and Outremont at a $2,201,700 median in 67 days, with volume up 11%. Luxury condos, at a $770,000 median in the sector and about $1,296,000 on average in Westmount, see their inventory climb 18%. It is a buyer's market at the top, and a historic arbitrage opportunity for households selling in the centre to buy again on the periphery.

The sector's volume fell 11% in a year. The most important line is the last: while the single-family home gained 26% in Brossard and Saint-Lambert, 36% in Vieux-Longueuil, 42% in the southwest of the South Shore and up to 101% in Trois-Rivières, the median house of the golden triangle stood still. It is not a collapse; it is a stagnation at the summit.

Town by town

Westmount: single-family average of about $2.6 million in 91 days, condo about $1,296,000 in 78 days; the most expensive and slowest market in Quebec, detailed in luxury homes in Westmount. Outremont: $2,201,700 median (+6%) in 67 days, 239 sales over twelve months (+11%), a liquid market despite its level, driven by the REM connection at Édouard-Montpetit and the MIL campus. Town of Mount Royal: an independent garden city, almost exclusively single-family homes, its own REM station; included in the Centre sector. Why the summit stagnates

The sector started very high, and the pool of buyers able to follow at two million and more thinned with rates: above $1.5 million, the loan is no longer insurable and a 20% down payment is mandatory. Result: 64 days on market on average, negotiable prices and a balance of power that has changed sides. Luxury condos, with inventory up 18%, are the most buyer-friendly segment.

Selling at the top in 2026

The price is documented on closed comparable sales, street by street: at this level, the gap between the asking price and the comparables is counted in hundreds of thousands of dollars, and an advised buyer sees it. The average lies: $2,330,845 average price in the sector against a $1,980,000 median, because a few exceptional properties pull the statistics. Marketing is a craft of precision, discreet or full depending on the seller, with access to qualified local and international buyers.

The historic arbitrage

A household that sells a Centre-sector house at two million and buys again in Boucherville ($800,000, 20 days), in Candiac and La Prairie ($820,000) or even in Outremont as a condo ($770,000) frees up capital that the last five years never allowed to free up so advantageously, because the periphery rose and the summit did not.
