MLS, SIA, Centris, Realtor.ca: what each name covers in Quebec, what none of them shows, and how to search to see new listings the same day.
In Quebec, MLS, SIA and Centris designate the same database: the brokers' Système inter-agences, whose public site is Centris.ca, where every broker's listing appears the same day; Realtor.ca, CREA's national site, reproduces those listings with a delay. Not one of the three shows sales without a broker, properties presented before their release, or the history and comparable closed sales that alone tell a street's real price: a buyer's broker pulls them from the system, at no cost to the buyer, since their services are paid by the seller's commission. The Loaa and Manseur team's 46 listings are all in the system and on Centris.ca.
"MLS" (Multiple Listing Service) is the generic name, in Canada, for the systems brokers use to share listings. In Quebec, that system is called the Système inter-agences (SIA), and its database and public site are called Centris: when a Quebec real estate broker puts a property on the market, the listing enters Centris and appears on Centris.ca the same day. Searching "MLS Quebec", "SIA real estate" or "Centris" is searching the same thing. The MLS acronym remains more common in Ontario and the rest of Canada, hence the confusion for buyers arriving from elsewhere.
Realtor.ca is the public site of the Canadian Real Estate Association (CREA), which aggregates the listings of real estate boards across the country. Quebec brokers' listings appear there too, with a delay compared with Centris.ca, and sometimes with fewer details (documents, history). For Quebec, Centris.ca is the source; Realtor.ca is useful to compare with Ottawa or New Brunswick, or for a buyer searching in several provinces.

Yes, under the name Système inter-agences (SIA), whose database and public site are called Centris. An "MLS" listing in Quebec is a Centris listing: same sheet, same number. Realtor.ca reproduces those listings nationwide with a delay.
Centris.ca for Quebec: it is the source, updated the same day by brokers, with more detail. Realtor.ca to compare with another province or for a buyer searching several markets. Neither shows the history or the real selling prices: your broker pulls them from the system.
No: only a listing taken by a real estate broker enters the SIA and appears on Centris and Realtor.ca. The "flat-fee MLS listing" formulas sold elsewhere in Canada do not exist in that form in Quebec. Selling without a broker goes through DuProprio or an equivalent platform, outside the system.
