Mortgage · 50 cities · 2026 renewal
One page per city, same math: what the 2026 renewal changes to the payment on a property bought at the 2021 median price, and the equity built since, house and condo.
For the median house bought in 2021 with the minimum down payment, at 2.12% over 25 years, the 2026 renewal at 4.09% over the remaining 20 years adds $366 a month to the payment, the median across the 50 cities tracked (median 2021 payment: $1,911, 2021 median price: $450,500), about +19%. For the median condo (40 cities, $310,625 in 2021), the median increase is $252 a month. In return, the median house gained 36% (median) since 2021 and median equity reaches about $223,050. Since November 2024, switching lenders at renewal without increasing the loan no longer requires a stress test. Source: Centris (Matrix) for prices, compiled October 31, 2026.
Monthly payment in 2021 / at the 2026 renewal for a property bought at the 2021 median price with the minimum down payment, then the increase a month and the estimated equity on the house.

The increase tops $300 a month on the median house in 34 of 50 cities, and $200 on the median condo in 30 of 40 cities. The biggest is in Westmount ($1,309 a month), the smallest in Sept-Îles ($156 a month). Everywhere, the increase is about 19% of the payment, because it comes from the rate. In 49 of 50 cities, estimated equity on the median house is at least three times the starting down payment.
Since November 21, 2024, switching lenders at renewal without increasing the loan (a straight switch) no longer requires requalifying at the stress test, whether the mortgage is insured or not (OSFI, Department of Finance Canada). You can compare offers from several lenders instead of signing the first renewal letter you receive.
Assumptions: purchase at the 2021 Centris median price of single-family houses or condos; 2021 minimum down payment (5% up to $500,000, 10% on the portion above, 20% from $1M, the insurable limit at the time); CMHC premium added to the loan; 25-year amortization; 5-year fixed rate of 2.12% in 2021 (average rate on new insured 5-year fixed mortgages at the end of 2021, Bank of Canada); renewal at the end of 2026 at 4.09% over the remaining 20 years (a scenario, not an offer); compounded semi-annually; 2026 value = Centris median price for January to September 2026. Price growth since 2016 is in house appreciation by city; the rate effect on a new purchase in the rate hike by city.
The 5-year terms signed in 2021, when insured fixed rates were around 2%, come up for renewal in 2026. At the scenario rate (4.09%), the payment on the median house rises by about 19%, or $366 a month (median).
