Municipal assessment · La Prairie · 2026
Is the municipal assessment in La Prairie close to the sale price? The average roll value published by the city against the median price of houses sold on Centris, the gap, and why it exists.
In La Prairie, the city assesses the average home at $674,968 on the roll, and houses sell for $740,000 at the 2026 median on Centris: 10% above the assessment. The current roll is based on market values as of July 1, 2024; since then, the Centris median price has risen 17% ($634,250 in 2024, $740,000 in 2026). 2026 is the first year of the new roll: the gap is therefore smaller than before. Partial data: the roll value is an average published by the city for its reference home (definition below), the Centris price is a median of houses sold from January to September 2026. The gap gives an order of magnitude, not the gap for a given house.

The municipal assessment is used to calculate your property taxes; it is not a sale price. It is frozen at a reference date and does not see recent renovations or the actual condition of the house. On Centris listings, the percentage shown next to the total assessment compares the price with that assessment: a useful figure to spot a property listed far from the market, as long as you know which year the roll dates from.
For a seller, the assessment is a floor for discussion, not a price: market value is measured against recent comparable sales in your area. For a buyer, a price below the assessment is not necessarily a bargain, especially with a recent roll.
