In 2026, houses sell 10% above the average value on the assessment roll, at the median across the 50 cities tracked. The gap depends mainly on the roll's age: 8% in the 19 cities whose new roll takes effect in 2026, 13% in the 27 cities whose roll rests on 2022 or 2023 values. In 5 affluent cities, the roll average exceeds the median price: an average is pulled up by luxury properties.

The average roll value is the one each city publishes in its 2026 budget documents for its reference home (collected on October 19, 2026; the exact definition is on each page). The price is the median sale price of single-family homes on Centris in 2026. We are therefore comparing an official average with a median of sales: the gap is an order of magnitude. A three-year roll's reference date is July 1, two years before it takes effect.
No: it is used to apportion taxes, at a past reference date. Market value is measured against recent comparable sales.
We publish the cities that give an average roll value in their 2026 budget. A broker from the team can compare the assessment and market value of any house.
