The price per door and the rent multiplier in the Laval sectors and Longueuil boroughs that sell enough plexes for a reliable median, and the sales count in the others.

As of September 22, 2026, on 793 income property sales read on Centris between September 16, 2025 and September 16, 2026 (351 in Laval, 442 in Longueuil), four sectors reach the 40 sales needed for a reliable median: Saint-Hubert $339,750 per door and GRM 18.2x (131 sales); Chomedey $326,667 per door and GRM 18x (109 sales); Laval-des-Rapides $296,333 per door and GRM 18.1x (60 sales); Le Vieux-Longueuil $280,000 per door and GRM 17.1x (300 sales). The suburban plex is concentrated in a few sectors

In Laval, 351 plexes sold in 12 months, but Chomedey and Laval-des-Rapides absorb 169 of them: the other sectors sell houses, not income properties. In Longueuil, 442 sales, almost all in Saint-Hubert and Le Vieux-Longueuil. That is why this page publishes four sectors and counts the others without inventing a median for them.

Reading it: Saint-Hubert is the most expensive per door ($339,750), Le Vieux-Longueuil the cheapest ($280,000). The GRM runs from 17.1x (Le Vieux-Longueuil) to 18.2x (Saint-Hubert): in all four, the buyer pays 17 to 18 years of gross rent, which places these sectors in the Montreal-suburb range, far from Saguenay's 12.3x or Trois-Rivières' 14.6x. Duplex or triplex

In all four sectors, the duplex trades at a higher price per door than the triplex: Saint-Hubert $350,000 versus $333,333; Chomedey $369,375 versus $330,833; Laval-des-Rapides $369,000 versus $296,667; Le Vieux-Longueuil $325,500 versus $289,167. Income property sales that moved to "sold" status on Centris (Matrix) between September 16, 2025 and September 16, 2026, read sector by sector in Laval (13 sectors) and borough by borough in Longueuil (3), up to 300 sales each, in Centris number order. For each listing: sold price, residential units, declared annual potential gross revenue, days on market and year built. The price per door is the sold price divided by the residential units; the GRM is the sold price divided by the potential gross revenue. Sectors with fewer than 40 sales and categories with fewer than 8 sales publish no median. No individual listing is reproduced.
