In Dorval, the median rent of the 84 leases signed on Centris from September 16, 2025 to September 16, 2026 is $1,725 a month (half between $1,553 and $2,054). Buying the median 2026 condo ($435,000, 109 sales) costs $2,681 a month with the minimum down payment ($21,750, 5.0%), the 5-year rate charged in 2026 (4.14%) and the median condo fees in Dorval ($388): $956 more than the rent, 155% of it. The payment assumes the minimum down payment under the 2026 rules (5% up to $500,000, 10% above), the CMHC premium added to the loan, a 25-year amortization and the average 5-year fixed rate banks actually charged in 2026 (4.14%, Bank of Canada), not the posted rate.
