Waterfront · Saint-Hyacinthe · Centris 2018-2026
The median sale price of a house bordered by a body of water in Saint-Hyacinthe, year by year since 2018, against all houses: what the waterfront costs, whether the premium grows or melts, and the share of waterfront sales. Centris figures, not estimates.
In Saint-Hyacinthe, the waterfront house sells for LESS than the median house: $490,000 versus $502,500 for all single-family homes in 2026 (January to September), or -2%. Closed sales on Centris from 2018 to September 2026: 127 houses bordered by a body of water and 3,203 single-family homes in all. A year with fewer than 10 waterfront sales is left blank (n/a). When a year has few sales, its median can move by tens of thousands of dollars without the market having changed.

In Saint-Hyacinthe, buying on the water costs no more than buying the median house, and that is the trap: the waterfront median mixes the four-season cottage, the vacation home and the primary residence on the shore. The real question is not what the water costs, it is what house you get at that price: floor area, insulation, well and septic system, year-round access, protected shoreline or not. Two houses at the same price can be worlds apart.
Waterfront means the Centris listing of the sold house declares a body of water bordering the lot (lake, river, the St. Lawrence, pond, canal, sea, reservoir or stream), whatever its size: a stream counts as much as a lake. Houses with water access but no frontage, or with a view only, are not counted. The median price is the middle price: half the sales above, half below. The field has existed in listings only since 2018: the series starts there. 2026 stops in September.
