In Lévis, the average-to-median gap (8%) is that of a normal condo market: a majority of ordinary units around $300,500 and a pricier minority pulling the average to $324,710. For a seller, the rule is simple: the price is set on recent sales in the building and comparable buildings, the city average only places the market; for a buyer, the difference between the two figures is the margin of what exists above the ordinary condo, and the sold-to-asking ratio (0%) says how much is negotiated in 2026. The average rises as soon as a handful of very expensive condos sell; the median does not. The gap between the two therefore measures the weight of the high end in sales, not the market's rise.
