The best neighbourhood for a family in Montreal depends first on budget, because the price of a house runs from $583,250 in Rivière-des-Prairies to $2,201,700 in Outremont (Centris compilations, second quarter of 2026). Under $650,000, Mercier-Hochelaga-Maisonneuve, Anjou and Rivière-des-Prairies offer houses with yards, parks and the metro or the train, and sell in 31 to 32 days. Between $700,000 and $900,000, Lachine, Villeray, LaSalle and Saint-Laurent add the canal, Jarry Park, the Rapides park and the REM. A station of the metro, the REM or the train within ten minutes on foot: it carries resale value and frees the second car. The type of property possible: under a million, a family buys a house in the east or an owner-occupied plex in the centre; a plex with a rented unit often costs less per month than a pricier condo.
