Buying a plex · 32 cities · 2016 vs 2026

One page per city, same calculation: the median plex price, the mortgage payment and the welcome tax for every year from 2016 to 2026, median house alongside.

In the 32 cities where Centris counts at least 10 plex sales a year, the median plex went from $278,125 in 2016 to $643,875 in 2026 (+118%). At 20% down over 25 years at the year's contracted rate, the median mortgage payment went from $1,016 to $2,748 a month (+155%), $518 more than the median house ($2,278). The welcome tax, at a constant 2026 grid, rose much faster than the price: $2,467 to $9,927 (+262%), because the median plex is now above the municipal rate threshold in 23 cities, versus 1 in 2016. Including the 20% down payment and the tax, buying the median plex takes $138,702 at the median. One point of interest is worth $288 a month. What the table says

The median plex price rose +118% in ten years, the payment +155% and the welcome tax +262%. The tax is the strongest effect: the grid is progressive, and the median plex crossed the threshold where cities apply their municipal rate (often 3% from $500,000) in 23 of 32 cities, versus 1 in 2016. The plex costs more than the house in 30 of 32 cities (about 1.23 times the median house price), but it brings in rent: what counts is the payment minus the rents. The most expensive to finance is Laval ($3,970 a month), the cheapest Saguenay ($1,588).

How to read the table

Assumptions: median price of plexes sold on Centris (income properties), 20% down payment, 25-year amortization, the year's average 5-year contracted rate (2.67% in 2016, 2.13% in 2021, 4.14% in 2026), welcome tax with the city's 2026 grid, first-time buyer credit not applied. We use a 20% down payment, the minimum for an investor who doesn't live in the building; a buyer who lives in one of the units can put down less depending on the number of units, with a mortgage insurance premium on top. The median price mixes duplexes, triplexes and larger buildings; the cities published have at least 10 plex sales every year. Municipal taxes, insurance, upkeep and rents are not in the calculation. Returns city by city are in is a plex profitable and investing in a plex.
