Buying an Airbnb in Lévis in 2026: municipal short-term rental rules, permits and purchase prices

Airbnb · Lévis · 2026 rules

Can you rent out your principal residence on Airbnb in Lévis, and where is a unit bought for short-term rental allowed? The city's rules, checked against its by-laws on October 19, 2026, the Quebec framework and the purchase price of a house or condo according to Centris.

Renting out your own principal residence short-term is allowed in Lévis only in some zones; buying a unit to rent it on Airbnb year-round (tourist residence) is possible only in specific zones. To buy, count on $440,000 for a house and $300,500 for a condo at the 2026 median price (Centris). The city publishes little on the subject: have the rule for the zone of the address confirmed before any offer. Rules checked on October 19, 2026.

Renting out your principal residence in Lévis: allowed in some zones only

In 2023, Lévis prohibited tourist accommodation of 31 days or less in principal residences in more than 1,000 zones (1,049 by-laws by zone adopted on May 8, 2023, amending zoning by-law RV-2023-11-23). According to the City, the prohibition does not affect zones where tourist accommodation was already authorized; the press added the major commercial corridors (parts of route du Président-Kennedy and boulevard Guillaume-Couture). Seven zones were submitted to a referendum in August 2023, and the prohibition was approved in five of them. Check the zone of the address on the City's interactive map or by calling 311.

Buying to rent year-round in Lévis: only in some zones

A unit that is not your principal residence, rented by the night or the week all year, is a "tourist residence". The law does not protect it: the city decides through its zoning where it is allowed.

Short-term rental of a dwelling that is not a principal residence (tourist residence) is permitted only in zones where the zoning by-law authorizes this use; the City refers to 311 Lévis for any secondary residence. The list of zones was not found in a current official source.
