The highest fees in Sainte-Adèle sit in buildings from 1980-1999 ($312 a month), the lowest in those from 2000-2009 ($204).

Across all 39 cities the curve is U-shaped, and it is the most useful result of this series: buildings from 1979 and earlier run $327 a month, those from 2020 onward $298, while everything in between, 1980 to 2019, sits around $264 to $266. Low fees are not good news

This is the single most expensive trap in buying a condo. Unusually low fees in a thirty-year-old building almost always mean an underfunded contingency fund: the syndicate has not set the money aside, and the bill will come back as a special assessment, in one payment. Under Quebec's Bill 16, a contingency fund study is mandatory and must be updated every five years. Ask for it, along with the maintenance logbook and the minutes of the last three meetings. A building that cannot produce them has already told you something.

In other words, the building sets your fees, not the size of your unit. A large condo in a plain building often costs less in fees than a studio in a tower with a pool and a concierge.

For each listing: sale price, declared monthly condo fees, days on market, year built, bedrooms and rooms. The median is calculated on that city's own listings, never a mean of means. Cities with fewer than 60 sales are not published, nor are subgroups with fewer than 8 sales. Declared fees are those in force at the time of sale: a special assessment voted afterwards does not appear. Only aggregates are published, never an individual listing.
