The number that changes a strategy: 22% of houses sold above asking. If you are chasing a freshly listed, well-priced house, negotiating down is not the likely scenario; if you are looking at a house that has been listed for weeks, it very much is.

Houses that sold above asking went in 5 days. Those that sold below asking took 30 days. The message is the same for both sides: a correctly priced house sells fast and without a discount; an overpriced one sits on the market and eventually gets negotiated. Days on market is the single best indicator of a buyer's leverage.
