The pool: what the market actually pays

Houses with a pool sold for $13,500 more than houses without one, a gap of 2.5%. That gap is not a size effect: comparing only three-bedroom houses, it still stands at 9.5%. Days on market, though, are the same on both sides: 21 against 19.

The distinction matters on both sides. Sellers: an in-ground pool costs far more today than the gap shown here, and it also shrinks the buyer pool (young families interested, retirees often put off by the upkeep). You do not install a pool in order to sell. Buyers: if the house you want has a pool, the gap above is the order of magnitude the market grants it, not the cost of building it. The garage: the steadiest feature of all

For each listing: sale price, days on market, presence of a pool, a garage, a fireplace or stove, year built, bedrooms and rooms. Up to 300 sales read per city, in address order, an order unrelated to price. The gaps are differences between group medians, not isolated effects: a house with a pool may also be larger. That is why the comparison is repeated at equal bedroom count. Subgroups with fewer than 8 sales are not published. Merged cities are taken in full.
