In the APCIQ August 2026 report, the median condo on the island of Montreal sold for $475,000, with record listing levels downtown and in the Sud-Ouest and prices that are flat: it is the only segment in the region where the buyer has both choice and time. Across Greater Montreal, the median condo was $437,250 (+3.6%) in 62 days, the longest selling time of the three categories.

A condo is compared differently from a house: on top of the price come the monthly condo fees, the health of the contingency fund and the condition of the building, which are often worth more than a $10,000 difference in the asking price. Two identical condos $30,000 apart can cost the same in reality if one carries $250 of fees a month and the other $550.

Where to look for a condo in Montreal

In Montreal, the price of a condo is set building by building: Ville-Marie and downtown (the widest choice, the highest fees), Rosemont-La Petite-Patrie and the Plateau (converted plexes and small buildings), the Sud-Ouest and Griffintown (the recent towers), Côte-des-Neiges, Ahuntsic and Villeray for price per square foot, and Côte-Saint-Luc for large family condos. A condo within walking distance of a train station, a metro station or a shopping centre resells faster; a well-managed building is worth the premium. What down payment do I need for a condo in Montreal?

In Quebec, 5% of the price up to $500,000 and 10% of the portion above, up to $1.5 million (the insured mortgage cap since December 15, 2024); 20% beyond that or to avoid the insurance premium. The lender adds part of the condo fees to your obligations in the stress test: high fees reduce the mortgage you qualify for.
