Across the Montreal boroughs tracked, the median sale price of a condo rose between 35% (Ville-Marie (downtown)) and 101% (Rivière-des-Prairies and Pointe-aux-Trembles) from 2016 to 2026 (January to August). The most expensive condos in 2026: Outremont ($750,000), Le Plateau-Mont-Royal ($600,000), Verdun and Nuns' Island ($600,000); the least expensive: Montréal-Nord ($365,000), Rivière-des-Prairies and Pointe-aux-Trembles ($349,000), L'Île-Bizard and Sainte-Geneviève ($338,000). What the table says

The condo is Montreal's dominant product: in most central boroughs it accounts for the majority of sales, and its price reads borough by borough, not at the scale of the island. Condos rose less than houses in 17 of 19 sectors: the exceptions are Mercier and Hochelaga-Maisonneuve, Ville-Marie (downtown). 14 of 19 sectors have at least one year when the annual median condo price fell. A condo-to-house ratio under 60% describes a sector of houses where the condo is the entry level; above 70%, the condo is the dominant product and is priced almost like a house. Days to sell describe the condo market this month: under 25 days buyers compete for units, above 40 they negotiate. A sector with few sales in a month shows days to sell that jump from one month to the next: read the 12-month trend on the sector page.

Method

Every series comes from the Statistics module of Centris (Matrix), queried on September 16, 2026 with the same settings for each sector: Condominium category, median sale price by year over ten years, then median days to sell and sold-to-asking ratio by month over 12 months. Only aggregates are published; sectors with fewer than 200 condo sales in ten years are not published. The same exercise exists for condos in 48 Quebec cities and for houses by city.

Frequently asked questions

Why does a sector's median differ from the city's?

The city median blends all its sectors; a sector's median counts only its own sales. A new tower with a gym and a pool and a three-storey building from the 1980s do not sell at the same price, and that is exactly what this table shows.

My sector is not listed?
