How much a condo costs on the South Shore in 2026

In the APCIQ August 2026 report, the median condo on the South Shore of Montreal sold for $400,000, against $655,000 for a single-family home (+4%) sold in 37 days, the shortest selling time in Greater Montreal. City by city in the second quarter: Brossard-Saint-Lambert $404,000, Vieux-Longueuil $385,000, Saint-Hubert $376,500, Boucherville-Saint-Bruno $500,000 (the most expensive), Beloeil-Mont-Saint-Hilaire $409,500, Saint-Constant-Sainte-Catherine-Delson $395,000, Saint-Jean-sur-Richelieu $365,000.

A condo is compared differently from a house: on top of the price come the monthly condo fees, the health of the contingency fund and the condition of the building, which are often worth more than a $10,000 difference in the asking price. Two identical condos $30,000 apart can cost the same in reality if one carries $250 of fees a month and the other $550.

Where to look for a condo on the South Shore

On the South Shore, the price of a condo is set building by building: Brossard around the REM and DIX30, Vieux-Longueuil and the metro, Saint-Hubert for the entry point, Saint-Lambert and Boucherville for the high end, and the Candiac exo line (Saint-Constant, Sainte-Catherine, Delson) for recent condominiums. A condo within walking distance of a train station, a metro station or a shopping centre resells faster; a well-managed building is worth the premium. A building with no elevator and no pool generally costs less per month than a tower with services, but very low fees in an ageing building often announce a special assessment. Ask for the budget, the fund study and the minutes before the offer.

What down payment do I need for a condo on the South Shore?

In Quebec, 5% of the price up to $500,000 and 10% of the portion above, up to $1.5 million (the insured mortgage cap since December 15, 2024); 20% beyond that or to avoid the insurance premium. The lender adds part of the condo fees to your obligations in the stress test: high fees reduce the mortgage you qualify for.
