Condominium category, whole municipality of Saguenay, Centris (Matrix), ratios in whole percentages. Gap: ratio vs asking minus ratio vs original, in points. House: same ratio, Single-family category.

At 98% of asking, Saguenay is a city where condos are negotiated: 2% on average between the listed price and the paid price, and more on units that linger. For a seller, the starting price has to anticipate that negotiation without inviting it: a condo listed 8% too high draws offers 15% too low. For a buyer, an offer under asking is the norm here, especially on a condo listed for more than a month or in a building with high fees. The same ratio for houses, year by year, is in sold over asking in Saguenay; the condos that expire without a sale are counted in condos that do not sell in Saguenay.
The "sale price vs asking price" ratio is the average, for condos sold in the year, of the sale price divided by the last asking price at the time of sale; the "vs original price" ratio divides by the price listed on the first day. Matrix publishes them as whole percentages, which explains the plateaus. A 100% ratio does not mean every condo sold at its price: bidding wars and discounts offset each other. The house column comes from the same query in the Single-family category. 2026 (Jan. to Sep.) is a partial year, and 2026 condo sales stop in mid-September.
On average, no: 98% of asking in 2026 (Jan. to Sep.), or 2% of negotiation. Condos have never exceeded their asking price on average in Saguenay since 2016.
Yes: houses sell at 99% of asking in 2026 and condos at 98%. At the 2021 peak it was 96% against 97%: bidding wars hit houses first, and condos followed a year later in many cities. Across the 41 cities tracked, condos are negotiated more than houses in 19 in 2026.
The asking price is the one listed at the time of sale; the original price is the one from the listing's first day. When the two ratios differ (0 points in 2026 in Saguenay), sellers cut their price before selling. For a buyer, a condo whose price has already dropped is a seller who has started to move.
