Condominium category, whole municipality of Trois-Rivières, Centris (Matrix). Absorption: sales ÷ new listings of the same year. Months of inventory: active ÷ monthly sales. 2026: nine months (houses: eight months, September 30 harvest).

At 13.1 months of inventory, the condo in Trois-Rivières is a buyer's market in 2026: there are more condominiums for sale than ready buyers, and a unit listed at its 2022 price stays listed. For a condo seller, the entry price is everything: buyers compare 232 units, look at the condo fees and the contingency fund, and move on to the next one. For a buyer, this is the time to visit more than once, to negotiate, and to include an inspection condition without losing the unit. Houses, meanwhile, remain at 2.7 months: whoever sells a condo to buy a house in Trois-Rivières sells in the slowest market and buys in the fastest. Sell first, or negotiate an offer conditional on the sale, and do not count on the condo's appreciation to cover the gap (from condo to house in Trois-Rivières).
"Active listings" counts the condominiums for sale on Centris at the end of each month; we publish the average of the year's twelve month-ends (nine in 2026) and the last month's value. "New listings" adds up the year's listings, including relistings after a withdrawal. Condo sales come from the same database (number of sales in Trois-Rivières). Absorption divides sales by the same year's new listings; months of inventory divide condos for sale by monthly sales. The "houses" column repeats the same calculation for single-family homes in Trois-Rivières.
