One page per city, same definitions, same source: condominiums for sale at each month-end and new listings, year by year since 2016, the frenzy trough, absorption, months of inventory, and the comparison with single-family houses in the same city.

Across the 41 cities tracked, 18,410 condominiums were for sale on average at each month-end in 2026 (January to September), against 19,027 in 2016 (-3%) and 9,749 at the 2022 trough (-49% from 2016). Meanwhile, single-family inventory in the same cities remains 59% below its 2016 level. New condo listings jumped 49% (42,173 to 62,676) and absorption fell back from 74% in 2021 to 53% in 2025. Condo months of inventory: 11.8 in 2016, 3.6 in 2021, 6.6 in 2026, against 3.3 for houses: condos are back in a buyer's market in 12 of 41 cities, houses in 1 only (Westmount). Condos now make up 69% of everything for sale, against 49% in 2016. What the table says

Condos and houses no longer live in the same market. Across the 41 cities, condominium inventory went from 19,027 units in 2016 to 9,749 at the 2022 trough, then climbed back to 18,410 in 2026, -3% from 2016: choice is back. House inventory in the same cities remains 59% below 2016. Two causes add up on the condo side. New listings jumped 49% since 2016: the first-time buyers of 2016-2019 are selling to move up to a house, investors are exiting, and new construction delivers mostly condominiums. And absorption is falling back: 74% of new listings found a buyer within the year in 2021, 53% in 2025. Condo months of inventory went from 3.6 at the trough to 6.6 in 2026, above the 6-month threshold that makes a buyer's market, while houses remain at 3.3. Condos are in a buyer's market in 12 of 41 cities, in a seller's market in only 8, and they sell at least a month more slowly than houses in 30 cities. They now make up 69% of everything for sale in these cities, against 49% in 2016. The slowest condo markets: Trois-Rivières (13.1 months), Châteauguay (11.1 months), Magog (9.8 months); the fastest: Quebec City (3.0 months), Rouyn-Noranda (2.8 months), Boucherville (2.4 months).

How to read the table

"Active" is a snapshot: the number of condominiums for sale on Centris at month-end, averaged over the year's months. "New listings" is a flow: the year's listings, including relistings. Absorption divides sales by the same year's new listings. Months of inventory divide condos for sale by monthly sales: under 4, the seller leads; above 6, the buyer. The "houses" column repeats the same calculation for single-family homes in the same city (homes for sale and inventory by city). 2026 stops in September for condos and in August for houses. Each city page details the ten years, the peak and the trough, absorption, and what today's inventory changes when selling or buying a condo.

Method

All series come from the Statistics module of Centris (Matrix), queried on October 7, 2026 with the same parameters for the 41 cities: Condominium category, whole municipality (boroughs or sectors combined for Montreal, Quebec City, Laval, Longueuil, Gatineau, Lévis, Sherbrooke, Saguenay, Terrebonne, Repentigny), new listings and active listings by month over ten years, aggregated by year; condo sales per year come from the September 16, 2026 query (number of sales by city); single-family houses, from the September 30, 2026 query. Only cities with at least 20 condo sales every year are published, so that months of inventory mean something. Only aggregates are published. The same cities have their condo prices, condo fees and from condo to house pages.

Frequently asked questions

Why are condos back in a buyer's market and houses not?

Because the supply of condos renews itself and the supply of houses does not. A condo owner is often a first-time buyer who sells after five to eight years to buy a house, or an investor who exits when rates rise and the rent no longer covers the mortgage; both put units back on the market. New construction also delivers mostly condominiums. On the house side, whoever has a low rate and a paid-off house no longer moves, and almost no single-family homes are being built in the cities tracked. The result: 6.6 months of inventory for condos against 3.3 for houses in 2026.
