The contract decides the warranty: turnkey with the manufacturer, turnkey with the contractor, or purchase and installation separately. The three cases, and what each covers.
A new factory-built home is covered by the mandatory guarantee plan, but who registers it depends on the contract: if the turnkey sales contract is signed with the manufacturer, the manufacturer registers the unit; if it is signed with a general contractor, the contractor does; if the home is bought from the manufacturer and installed by a contractor, only the installation is covered and the general contractor registers it. The protections are those of any new home: deposits up to $50,000, completion up to $300,000, poor workmanship 1 year, hidden defects 3 years, major defects 5 years. The Garantie de construction résidentielle covers the multifamily building of two to five dwellings “intergenerational, duplex, triplex, etc.” and the factory-built home: if the turnkey sales contract is signed with the manufacturer, the manufacturer registers the unit; if it is signed with a general contractor, the contractor does; if the home is bought from the manufacturer and installed by a contractor, only the installation is covered and the general contractor registers it. The practical consequence: before signing, ask in writing who registers the unit with GCR and check the manufacturer's or contractor's accreditation on garantiegcr.com. A purchase from the manufacturer with installation by a contractor leaves the home itself outside the plan: only the installation is covered.

On your land, the factory-built home is financed like a construction: often a construction loan disbursed in draws (land, delivery, installation, end of work), then converted into a mortgage; see financing a self-build. On leased land, it is the lender's policy: financing a mobile home.

The factory-built home is built in a plant and installed on permanent foundations, like a house; the mobile home is designed to be moved on its chassis. Warranty, financing and taxation follow that distinction and the immobilization.
