Owned land: a mortgage. Leased land: the lender's policy, and only one large bank has published it. How to build the file.
Financing a mobile home depends on the ground: on owned land with an immobilized home, it is an ordinary mortgage; on leased land, it is each lender's policy. Since 25 October 2024, National Bank accepts mortgage financing applications for a mobile home on leased land, provided the lessor is a city or municipality, a mobile home park recognized by the Bank or Rio Tinto Alcan; a movable hypothec and an immovable hypothec on the home alone are registered, the lease must be in order and assigned if required (notice to notaries of 8 October 2024). Other institutions offer, as the case may be, a personal loan, a movable hypothec on the home alone, or refuse; the home's age, its anchoring and the term of the lease weigh. A written pre-approval, address and lease in hand, before the offer, avoids losing the deposit. Sources read on 16 September 2026.
A mobile or factory-built home fixed on foundations, on a lot you own, is an immovable: ordinary mortgage, insured loan possible with less than 20% down under the insurer's rules, and market rates. Our page mortgage rates (in French) gives the benchmarks, and the pre-approval locks the rate.

It is the only large-institution policy we have read in plain terms; it shows the three conditions that matter everywhere: who the lessor is, whether the home is immobilized, whether the lease is in order and assignable.
On owned land, that of an ordinary property depending on whether the loan is insured; on leased land, whatever the lender that accepts the file requires, often higher. We publish no percentage we have not read at the lender's.
