The number one cause, measured: the asking price

We compared the listed price of both groups. Withdrawn houses in Mirabel asked $749,000 at the median (across 92 listings read), against $649,900 for those that found a buyer: 15.2% more. It is not that the withdrawn houses were bigger or better located; they were listed above what the market pays.

The six reasons a house does not sell

  1. Price: by far the first. The 15.2% more gap measured in Mirabel is the direct proof. A price 10% too high does not bring 10% fewer buyers, it brings almost none among those whose budget stops just below.
  2. Photos and first impression: most buyers eliminate a house from the listing before visiting. Dark photos, clutter, no floor plan or virtual tour cost showings, and showings are where offers come from.

An expiring listing is not a verdict, it is data. Before renewing it unchanged, check three things: the number of showings (few showings means price or listing quality; many showings without offers means condition or perception), the comparable sales closed since you listed (the market may have moved), and your price bracket position (moving from $705,000 to $699,000 changes which buyers ever see the house).
