Houses with 1 or 2 bedrooms, marginal among single-family homes, are not counted. The median price is the middle price: half the sales above, half below. 2026 covers January to September. The fourth-bedroom premium compares two medians of the same year: it includes everything that usually comes with an extra bedroom (floor area, age, garage), not only the room.
