At 3.5 months of inventory, Mirabel is in line with the cities tracked: few enough houses for the seller to keep the upper hand, enough for a buyer to have a few options to compare each month. The seller who lists at the price of the latest sales finds a buyer; the buyer with a pre-approval who visits in the first week has a chance without a systematic bidding war. "New listings" adds up the year's listings, including relistings after a withdrawal. Sales come from the same database (number of sales in Mirabel). Absorption divides sales by the same year's new listings; months of inventory divide homes for sale by monthly sales, as in the buyer's or seller's market in Mirabel, computed there over the past twelve months.
