An expiring listing is not a verdict, it is data. Before renewing it unchanged, check three things: the number of showings (few showings means price or listing quality; many showings without offers means condition or perception), the comparable sales closed since you listed (the market may have moved), and your price bracket position (moving from $705,000 to $699,000 changes which buyers ever see the house). A late, symbolic price cut rarely works; a clear repositioning based on comparables does. Our free home evaluation in Saint-Zotique starts from exactly those sales.

To understand why, and at what price to relist in Saint-Zotique:

Single-family listings switched to "expired", "cancelled" or "off-market" status on Centris (Matrix) between September 16, 2025 and September 16, 2026, compared with sales closed over the same period and territory. The rate is withdrawn listings divided by all completed listings (withdrawn plus sold): listings still active are not counted. The median asking price of withdrawn listings is computed on the first 93 listings in address order. A property relisted and later sold counts once in each column, which reflects a seller's reality: the first attempt failed. Only aggregates are published.
