Number of sales and median price by year, Single-family category, sale price criterion 0 to $500,000 and 0 to $400,000, Centris (Matrix), October 9-10, 2026 harvest; all houses: September 16 query. 2026: January to September.

In Joliette, the house under $500,000 still exists: 71% of 2026 sales, 69 transactions in nine months. It is the market of the first-time buyer with a 5% down payment, the one without $50,000 set aside: here, they can still aim for a house rather than a condo. But the segment median, $429,000, says these houses sell close to the ceiling; the buyer who wants to stay under the threshold looks at houses around $450,000 and accepts the work. The seller of a $480,000 house has an advantage the neighbours at $520,000 do not: a wider pool of insured buyers, and a price under the psychological bar. The minimum down payment in Joliette is detailed in down payment to buy in Joliette; the cheapest houses listed, in cheap houses for sale in Joliette.
Two Centris (Matrix) queries per city, same period: Single-family category, Asking/sold price criterion between 0 and $500,000, then between 0 and $400,000, median sale price and number of sales by year over ten years, whole municipality of Joliette, harvested October 9 and 10, 2026. Total sales and the median house come from the September 16 query on the whole category; the share is the ratio of the two. The criterion applies to the sale price of closed transactions.
69 from January to September 2026, or 71% of house sales in Joliette; 92 over the whole of 2025. In 2016, 98 sold (99%).
Under $400,000, 24 sales in 2026 (25%) against 97 in 2016 (98%). It was the majority of sales until 2024.
Because the $500,000 threshold is fixed and prices are not: the median house in Joliette went from $197,000 to $460,000 (+134%) while the threshold stayed at $500,000. Across the 50 cities tracked, it went from 96% to 18% in median.
