One page per city, same Centris query: houses sold under $500,000 and under $400,000 every year since 2016, their share of sales, the tipping year and the median of what remains under the threshold.
Across the 50 cities tracked, 27,585 houses sold for under $500,000 in 2016, or 88% of the 31,220 sales; in 2021, 22,421 (63%); in 2025, 13,206 (39%), and 9,094 from January to September 2026 (39%). In median across cities, the share under $500,000 went from 96% to 65% then 18%; the house under $500,000 was the majority in 47 cities in 2016, it is in 16 in 2026, it weighs under a quarter of sales in 29 cities and under 10% in 16. Under $400,000, the median share went from 90% to 4%. The median of houses still sold under $500,000 rose from $259,000 to $444,194: what remains under the threshold brushes it. Cities where the most remain: Sept-Îles (105%), Victoriaville (95%), Rouyn-Noranda (93%); the fewest: Saint-Lambert (1%), Beaconsfield (0%), Westmount (0%). The $500,000 threshold has not moved since 2012; prices have. In 2016, the house under $500,000 was the rule, 88% of sales across the 50 cities and the majority in 47 of them. In 2026, it is the exception: 39% of sales, the majority in only 16 cities, and under 10% of sales in 16 cities where it has practically disappeared. The tipping happened within two years: 3 cities in 2016, 1 cities in 2017, 1 cities in 2018, 2 cities in 2019, 7 cities in 2020, 4 cities in 2021, 9 cities in 2022, 1 cities in 2023, 4 cities in 2024, 2 cities in 2025. What remains under the threshold brushes it: the median of houses sold under $500,000 rose from $259,000 to $444,194, because $300,000 houses became $480,000 houses and the next ones crossed the bar. For a first-time buyer with a 5% down payment, the threshold is not a calculation rule, it is a map: the cities at the top of the table are those where a house remains accessible without $50,000 in savings; in those at the bottom, the first purchase is a condo (condo prices by city) or a row house (semi-detached and row house prices).
The share compares sales closed under $500,000 (Centris sale price criterion) with all single-family house sales in the municipality the same year. A share is read with the number of sales: in a small city, ten sales more or fewer move the share by several points. The tipping year is the first in which the share falls below 50%; 'before 2016' flags that the house under $500,000 was already no longer the majority at the start of the series. Houses under $400,000 are counted within those under $500,000. 2026 counts January to September.

Only aggregates are published. The $500,000 threshold is that of the minimum down payment: down payment by city; the salary needed to buy, in our pages on the salary needed to buy by city.
Because it is the minimum down payment threshold in Canada: 5% up to $500,000, 10% on the portion above, 20% from $1.5 million. A buyer with $25,000 in savings can buy at $500,000; at $600,000, they need $35,000. The threshold has not been indexed since 2012 while the median house of the 50 cities rose +124% in ten years: every year, a slice of houses crosses it and leaves the first-time buyer's market.
