The fast ones: the 1960s to 1970s semi-detached and small cottages near boulevard des Sources and the 40, under $700,000, where West Island first-time buyers compete for move-in-ready; the 1970s to 1980s cottages of the centre, around the Civic Centre, where families compare similar homes. The middle: the large 1980s to 2000 cottages of the west and north, between $850,000 and $1.1 million, where the buyer has the choice and takes their time. The slow ones: the properties above $1.11 million, where the buyer leads with 10.5 months of inventory and compares with Kirkland and Beaconsfield. Pierrefonds, in the same sector, sells cheaper and a little faster. For condos, the 196 listings give the choice and the delay stretches to 57 days.
