Days on market · Longueuil · QPAREB Q2 2026 figures
Twenty-one days in Vieux-Longueuil, twenty-nine in Saint-Hubert: in Longueuil, the house goes fast, and the risk is underselling. Here are the 2026 figures and what makes the difference.
Selling a house in Longueuil takes 21 days in median in the second quarter of 2026 in Vieux-Longueuil ($623,000, with Greenfield Park and Le Moyne), the South Shore's second shortest delay after Boucherville, and 29 days in Saint-Hubert ($602,500), in a seller's market in every range on both sides. The condo takes 41 days in Vieux-Longueuil (256 listings) and 38 in Saint-Hubert. The whole South Shore sells in 30 days (37 in August). In Longueuil, the house is rare and in demand (169 listings in Vieux-Longueuil, 135 in Saint-Hubert), the metro and the REM are next door: a house priced at its street's closed sales receives multiple offers the first weekend; the risk is not failing to sell, it is underselling.

Under 4 months of inventory, the seller leads and a fairly priced house goes in three weeks; above 8 months, the buyer leads and the delay is counted in months.
The cottages and plexes of Vieux-Longueuil near the metro and rue Saint-Charles go in two to three weeks, often with several offers: walkability, the metro and the river make the demand. Greenfield Park and Le Moyne sell their post-war bungalows in three to four weeks. Saint-Hubert takes a week longer (29 days), with more choice for the buyer near Cousineau and the station. The condo is the slow segment on both sides (38 to 41 days), with 384 listings: the price is set on the building's sales. The details are on home prices by city on the South Shore.
The delay the QPAREB publishes measures the days between the listing and the acceptance of the offer: add 30 to 60 days to the notary to know the date the money is in your account.

21 days in median in Vieux-Longueuil and 29 in Saint-Hubert in the second quarter of 2026, plus 30 to 60 days to the notary. A house priced at its street's level receives its offers the first weekend, often several.
41 days in Vieux-Longueuil and 38 in Saint-Hubert in median, with 384 active listings: the condo takes twice as long as the house, and the price is set on the building's sales.
In Longueuil, 60 days without an offer on a house is a strong signal: in a 21-day market, the price is almost always 5 % or more above the street's closed sales, or a document is missing (certificate, declaration). We adjust once, frankly, and relaunch.
March to June concentrates the most buyers; September and October are the second peak, with less competition. A fairly priced house sells in any season; an overpriced house sells in none.
