Selling a house in Pointe-Claire takes 38 days in median in the second quarter of 2026 (45 over twelve months), for an $820,000 median in the southern West Island (-2 % year over year, +13 % in five years) and 325 houses active (+5 %). The condo takes 44 days ($517,500, 211 listings, +53 %). The delay depends on the sector (the cottages between the 20 and the lake near the stations sell in a month, the Village and the lakeshore more slowly because the buyer is rarer), the range (1.8 months of inventory under $410,000, 3.5 months between $620,000 and $1.03 million, 5.2 months up to $1.23 million, a buyer's market at 13.5 months above) and the day-one price: the 13 % rise in five years is the region's weakest, and the seller who lists 2022's price plus 20 % waits; the one who lists the street's closed sales receives offers in the first two weeks.
The southern West Island (QPAREB sector 1: Pointe-Claire, Dorval, Beaconsfield, Kirkland) sold its median house in 38 days in the second quarter of 2026 ($820,000), 45 days over twelve months; the condo in 44 days ($517,500). The market is the seller's up to $1.23 million and the buyer's above (13.5 months of inventory), the region's slowest high end. The northern West Island sells in 42 days, the whole island in 41. The fast ones: the 1950s to 1970s cottages between the 20 and the lake (Valois, Cedar Park, Lakeside), within walking distance of the Valois and Pointe-Claire stations, where families and REM buyers compare similar homes; the bungalows north of the 20, toward Fairview, under $800,000, where West Island first-time buyers compete for move-in-ready. The middle: Kirkland and Beaconsfield, in the same sector, with large cottages between $900,000 and $1.2 million. The slow ones: the Village, the lakeshore and the properties above $1.23 million, where the buyer leads with 13.5 months of inventory and compares with Beaconsfield and Baie-D'Urfé. For condos, supply jumped 53 % and the towers near the 20 negotiate in six weeks.
