The market belongs to the seller under $1.23 million (1.8 to 5.2 months of inventory) and to the buyer above (13.5 months), where the large homes on Lac Saint-Louis and in Beaconsfield sit. In August, the island sold for $820,000 in 57 days. For a Pointe-Claire seller, that means the renovated $750,000 bungalow near Fairview receives its offers within three weeks, and the $1.4 million lakefront home waits months for its buyer, often a family comparing with Beaconsfield, Kirkland and Dorval.

Pointe-Claire Village, on Lac Saint-Louis around the windmill and Bord-du-Lac road, concentrates the older homes and waterfront properties, the most expensive and the slowest, with the certificate of location (shoreline strip) to read. The centre, around Fairview and Highway 40, lines up post-war bungalows and cottages on wide lots, the market's volume, where the finished basement, the pool and condition make the gap.
