The condo takes 38 days ($376,500, 128 listings, +36 %). The delay depends on the sector (the cottages near Parc de la Cité and the Brossard line sell fast, the bungalows near the airport a little less), the range (1.9 months of inventory between $440,000 and $740,000, 6.3 months above $880,000) and the day-one price: with less competition, a house priced at its street's closed sales receives its offers the first weekend.
Saint-Hubert (QPAREB sector 44) sold its median house in 29 days in the second quarter of 2026 ($602,500), 33 days over twelve months; the condo in 38 days ($376,500). The market is the seller's in every range, tightest between $440,000 and $740,000, where most of Saint-Hubert's cottages sell. The fast ones: the 1990s to 2010 cottages and semi-detached homes near Parc de la Cité and the Brossard line, where families compare similar homes and decide quickly; the plexes and small homes near the exo station and boulevard Cousineau, where first-time buyers and investors compete for the stock. The middle: the 1960s to 1980s bungalows between chemin de Chambly and the airport, where condition sets the delay and the flight-path question comes up. The slow ones: the properties above $880,000, with 6.3 months of inventory, still a seller's market but where the buyer compares with Saint-Bruno. For condos, the buildings near the metro and the station sell in five weeks.
