Saint-Hubert has 23 % fewer houses for sale than a year ago and sells in 29 days: the seller who prices at the street's level chooses the buyer. Here are the 2026 figures, the pricing method and the calendar.
Selling a house in Saint-Hubert in 2026 means selling with less competition than a year ago: a $602,500 median for the single-family home in the second quarter (+5 % year over year, +36 % in five years), 29 days on market, 135 houses active (-23 %, the South Shore's sharpest drop in supply), and a seller's market in every range, from 1.9 months of inventory between $440,000 and $740,000 to 6.3 months above $880,000. The price is set street by street: the 1990s to 2010 homes near Parc de la Cité and the Brossard line above the median, the 1960s to 1980s bungalows near the airport and chemin de Chambly below it, with the exo Saint-Hubert station and the Longueuil metro as the commuter's arguments. A condo ($376,500, 38 days, 128 listings, +36 %) calls for a different strategy. The method: the closed sales of the street, a fair price from day one, a full launch on Thursday, offers on Monday.

The market is the seller's in every range, tightest between $440,000 and $740,000 (1.9 months of inventory), where most of Saint-Hubert's cottages sit. Vieux-Longueuil next door sold for $623,000 in 21 days; Brossard for $803,000 in 41 days. The streets near Parc de la Cité and the Brossard boundary, with 1990s to 2010 cottages and semi-detached homes, sell above the median: the garage, the finished basement and the lot make the gap. The 1960s to 1980s bungalows between chemin de Chambly and the airport sell below the median, where condition makes the gap and the airport's flight paths are a question buyers ask. Small visible work (paint, floors, refreshed kitchen, landscaping) pays back; big work (roof, windows, basement) rarely pays back 100 % and negotiates better as a price adjustment. For a 1970s bungalow, a documented roof, windows and electrical panel matter more than a new kitchen.
