These figures place the market; they do not say what your house is worth, because in Pointe-Claire a Village home and a Cedar Park cottage have nothing in common. Pointe-Claire Village and the lakeshore (Bord-du-Lac road, the windmill, the point) sell the older homes and the waterfront above the median, often above a million, on few comparables: the view, the lot and the character make the gap, and above $1.23 million the buyer negotiates. The streets between the 20 and the lake (Valois, Cedar Park, Lakeside) sell the 1950s to 1970s cottages at or above the median, where walking distance to the station and condition make the gap. North of the 20, toward Fairview and the 40, the 1960s to 1980s bungalows and cottages sell below the median, where the roof, the windows and the kitchen make the gap.
