Laval or the South Shore: where to buy around Montreal in 2026?

Comparison · Greater Montreal

The question every household leaving the island asks: north or south? The 2026 numbers give each an advantage, depending on what you are buying.

In July 2026, the median single-family home sold for $615,625 in Laval (+3%) in 27 days, the shortest time in Greater Montreal, and for $643,000 on the South Shore (+2%) in 34 days, according to the APCIQ. Condos flip the picture: $435,000 in Laval against $410,650 on the South Shore. Over five years, South Shore sectors gained from 26% (Brossard and Saint-Lambert) to 49% (Sainte-Julie and Varennes), Laval sectors from 32% (Duvernay, Chomedey) to 38% (Sainte-Rose). Laval has the metro (orange line to Montmorency) and a single municipality; the South Shore has the REM in Brossard, the metro in Longueuil and some twenty towns with very different profiles. The choice depends on where you work, your budget and the precise sector, more than on the shore.

Laval: cheaper for houses, pricier for condos, and the fastest

Laval is one city, but Chomedey, Duvernay, Sainte-Rose, Fabreville or Sainte-Dorothée are distinct markets: from $550,000 in Fabreville to $856,000 on average in Sainte-Dorothée. The metro serves the south of the island; the north lives by car. 27 days on market: it is the fastest single-family market in the region, which requires buyers to have a firm pre-approval and an active Centris alert. Sector portraits are in home prices by city.

South Shore: more towns, wider gaps, the REM

The South Shore is not one market but twenty: Saint-Hubert at $520,000, Vieux-Longueuil at $623,000 in 21 days, Brossard and Saint-Lambert at $803,000 in 41 days, Boucherville and Saint-Bruno at $800,000 in 20 days, Candiac and La Prairie at $820,000. The REM redrew demand around its stations in Brossard and as far as Candiac and La Prairie through park-and-ride lots; Longueuil's metro keeps its advantage toward the east of downtown. Five-year growth is stronger in the east (Sainte-Julie and Varennes +49%, Chambly +43%) than in the centre (Brossard +26%). Full picture: South Shore Montreal real estate.

The calculation by profile

Buying a house under $650,000: Laval (Fabreville, Laval-des-Rapides, Chomedey) and the east of Longueuil are equivalent; compare the real distance to the metro or the REM. Buying a condo: the South Shore is cheaper ($410,650 against $435,000) and offers more new product around the REM. Working downtown: Brossard's REM or Laval's metro, about the same time; count the walk to the station, not the mileage. Thinking resale: the strongest five-year growth is in the east of the South Shore and the north of Laval; the centre of both shores grew less.
