Living in Dollard-des-Ormeaux: the 2026 neighbourhood guide

Living in Montreal · Dollard-des-Ormeaux · 2026 neighbourhood guide

The west's family suburb par excellence: what DDO offers, what it costs, and who it is for.

Dollard-des-Ormeaux (DDO) is the West Island's big family suburb: curving streets of 1960s-to-1990s bungalows, split-levels and cottages, Centennial Park and its lake, the Civic Centre with its library and arenas, and one of the west's most multicultural populations (Jewish, South Asian, Filipino, Lebanese, Chinese communities). In the QPAREB's West Island North sector, the single-family home sold for $760,000 in Q2 2026 (+1 % year over year, +22 % in five years) in 42 days, with 502 active listings, the island's best-supplied house market; the condo for $418,500 (+2 %) in 57 days. Seller's market below $1.11 million. Boulevard des Sources and boulevard Saint-Jean link it to Highway 40, Fairview and the stations.

The character of Dollard-des-Ormeaux

Dollard-des-Ormeaux was built in one go between 1960 and 1990 as the west's family suburb: curving streets and cul-de-sacs, brick bungalows, split-levels and cottages on medium lots, parks in every neighbourhood, and Centennial Park at the centre, with its lake, trails and sledding hills. The Civic Centre (town hall, library, arenas, pool) is the heart of the town. Boulevards des Sources, Saint-Jean, Brunswick and de Salaberry structure the town and concentrate the shops. DDO is bilingual with an anglophone majority and one of the island's most multicultural towns; its community life (cultural centres, synagogues, temples, associations) is dense.

The neighbourhoods, and what sets them apart

Central DDO, around Centennial Park and the Civic Centre, is the most sought-after: 1970s and 1980s cottages, quiet streets, at or above the sector median. The west, toward Kirkland and boulevard Saint-Charles, lines up the newer and larger houses. The east, toward boulevard des Sources and Pierrefonds, offers the most accessible original bungalows and the condos. The south, along Highway 40 and boulevard Brunswick, is commercial and industrial. The good deals of 2026: the east's original bungalows to renovate and houses above $1.11 million, where the market belongs to the buyer.

Getting around

DDO has neither station nor metro of its own: buses on boulevards des Sources, Saint-Jean and de Salaberry lead to the Fairview terminus and to the exo stations of Pointe-Claire (Vaudreuil-Hudson line) and Roxboro-Pierrefonds (REM, Deux-Montagnes branch, opened in the fall of 2025). The REM's Anse-à-l'Orme branch (Des Sources, Fairview–Pointe-Claire, Kirkland and Anse-à-l'Orme stations) is under construction; opening dates depend on CDPQ Infra. Highway 40 borders the town to the south; boulevard des Sources and boulevard Saint-Jean cross the West Island toward Highway 20 and the lake.

Parks, leisure and shops

Centennial Park (lake, trails, sledding) is the town's great park; neighbourhood parks, the Civic Centre (pool, arenas, library) and the community centre complete the offer. Shops are on boulevards des Sources, Saint-Jean, Brunswick and de Salaberry, with neighbourhood shopping centres; Fairview Pointe-Claire is next door.

Schools, health and services

The town falls under the Centre de services scolaire Marguerite-Bourgeoys and the Lester B. Pearson School Board, with high schools in both networks. The Lakeshore General Hospital (Pointe-Claire) is the sector's hospital; the Pierrefonds CLSC serves the north. Library, pool, arenas and community centre at the Civic Centre.

Who Dollard-des-Ormeaux is for, and who it is not for

For families who want a suburban house with a lot, parks, schools in both networks and an active multicultural community, at a price below Pointe-Claire and Beaconsfield. Less so for those who want the waterfront, an old village or a train on foot: DDO is lived by car and bus, between the boulevards.
