Saint-Bruno-de-Montarville is the South Shore's green, affluent town, at the foot of Mont-Saint-Bruno national park: Old Saint-Bruno and its Lac du Village, streets of large 1950s-to-2000s houses under the trees, the Promenades Saint-Bruno, an exo Mont-Saint-Hilaire line station and Highways 30, 20 and 116. The QPAREB groups it with Boucherville: in Q2 2026 the single-family home sold there for $800,000 (-2 % year over year, +38 % in five years) in 20 days, the South Shore's shortest delay, with 137 active listings; the condo for $500,000 (-2 %) in 35 days. Saint-Bruno kept the look of a bourgeois village under the trees: Old Saint-Bruno around the Lac du Village, the church and rue Montarville, with its old houses, cafés and library; around it, wide curving streets of upscale 1950s-to-1980s cottages and bungalows on large wooded lots, then newer neighbourhoods toward the 30 and Saint-Basile. Mont-Saint-Bruno national park, with its lakes, trails and ski hill, closes the east of the town; the Promenades Saint-Bruno and the industrial park border the 30. The town is mostly francophone, family-oriented, affluent, and one of the most requested in the southern ring.
Old Saint-Bruno and the streets at the foot of the mountain (Montarville, the Lac du Village area, the wooded streets toward the park) are the priciest, well above the sector median, often above a million. The 1960s-to-1980s neighbourhoods between the 116 and the centre make the volume, at the median, with the family cottages. The south, toward the 30 and Saint-Basile, offers the newer houses and the condos, at or below the median. The good deals of 2026: original bungalows to renovate on the centre's large lots, bought below the median and worth more renovated.
Saint-Bruno station, on the exo Mont-Saint-Hilaire line, leads to Central Station; exo Vallée-du-Richelieu buses reach the Longueuil terminus and the metro. Highways 30 and 20 and Route 116 cross in Saint-Bruno: Longueuil, Brossard, Boucherville and the bridge-tunnel are in direct reach. The car is the norm, the train the alternative for downtown.
Mont-Saint-Bruno national park (lakes, trails, Ski Saint-Bruno) is the large space; the Lac du Village, the neighbourhood parks, the Marcel-Dulude centre (arena, pool) and the library complete the offer. Shops are in Old Saint-Bruno, on boulevard Seigneurial and at the Promenades Saint-Bruno.
The town falls under the Centre de services scolaire des Patriotes and the Riverside School Board, with high schools in both networks. The Pierre-Boucher hospital (Longueuil) is the sector's hospital; the des Patriotes CLSC serves the town. Library, arena, pool, community centre.

For established families and executives who want a green town, an old village, a mountain, a station and the highways, and who have the budget for an $800,000 house or more; for those working in Longueuil, Boucherville or Brossard. Less so for first-time buyers: the entry level is rare and fought over in 20 days.

Because supply is thin (137 listings for Boucherville and Saint-Bruno combined) and demand from established families for a house under the trees, near the mountain, the station and the highways, does not weaken, even above a million. A house at its street's price receives its offers the first weekend.
