Up to 300 sales read per city, in address order, an order unrelated to price. The gaps are differences between group medians, not isolated effects: a house with a pool may also be larger. That is why the comparison is repeated at equal bedroom count. Subgroups with fewer than 8 sales are not published. Merged cities are taken in full.
