As of September 17, 2026, the real estate statistics the team compiles from Centris (Matrix) cover 50 Quebec cities over ten years (median single-family home from $380,000 to $755,000 in Montreal, +99%; the strongest gains Trois-Rivières 177%, Magog 175%, Saint-Jérôme 158%), Montreal's 19 boroughs, 13 Laval sectors, 3 Longueuil boroughs and 12 Brossard sectors, the price per square foot of the last 12 months (condo in Ville-Marie $640/sq. ft., South Shore $404, North Shore $359) and 3,152 plexes sold in Montreal (median triplex $911,500, price per door $329,967). Centris is the system of Quebec's real estate brokers; its statistics are not public, but a broker can query them municipality by municipality, neighbourhood by neighbourhood. The Loaa & Manseur team (RE/MAX Platine) compiles them and publishes aggregates only: median sale price per year, number of sales, median days on market, sold-to-asking ratio, active listings, price per square foot, price per door. No individual listing is reproduced. What the APCIQ publishes each month covers regions and metropolitan areas; what follows goes down to the city, the borough and the sector. Both sources are right, they do not measure the same perimeter; our APCIQ August 2026 report gives the provincial view.

The price per square foot is computed on the living area declared on the listing: Matrix provides it for condos, and we compute price divided by area for houses, where only 20 to 40% of sales declare an area. Over 12 months, condos sell from $350 per square foot in Rivière-des-Prairies and Pointe-aux-Trembles to $685 in the Sud-Ouest; single-family homes from $415 in Montréal-Nord to $970 in Outremont. A new condo, a high floor or an included parking spot push the square-foot price up; a garden level or a walk-up pull it down: always compare a property with sales of the same type.
3,152 income properties sold in the city of Montreal in 12 months: duplex $830,000 (1,223 sales), triplex $911,500 (1,028), fourplex $1,072,500 (420); median price per door $329,967, gross rent multiplier 17.6. Each series is recalculated from the past twelve months of actual sales or leases, city by city, aggregates only.
All series come from the Statistics module and the search of Centris (Matrix), queried on September 16 and 17, 2026 with the same parameters: Single-family, Condominium or Income property category, whole municipality or borough, median sale price per year over ten years, then 12 months of days on market, ratios and inventory; the sales of the last 12 months are the listings that moved to "sold" status between September 16, 2025 and September 16, 2026, at $50,000 and up, rentals excluded. The 2026 and current-month figures are provisional. Pages are refreshed every month. Centris does not publish its statistics to the public; brokers access them in Matrix. This page and the pages it links to publish aggregates compiled by the team (medians, counts, days on market, ratios, price per square foot), never individual listing data. The APCIQ publishes monthly reports by region.
The APCIQ measures metropolitan areas and agglomerations, often as a rolling average or over a quarter; here each line is a specific municipality, borough or sector, as an annual or 12-month median. Different perimeters, different figures, both are right.
Every month: the Matrix harvest is replayed, tables and charts are regenerated and the compilation date is updated on each page. Current-month figures stay provisional until the month closes.
