In Dorval, the city announces a 0.9% increase in the residential tax bill for 2026, without publishing an average bill in dollars. The residential general property tax rate is $0.3964 per $100 of assessment ($0.4196 in 2025). 2026 is the first year of a new assessment roll: values went up, the rate was adjusted, and it is the bill, not the rate, that tells you what you pay. | Rate per $100 of assessment | 2026 | 2025 | Rate change |
|---|---|---|---|
| General property tax, base residential rate | $0.3964 | $0.4196 | -5.5% |
Other rates: By-law RCM-108 sets for the residual category: 1 to 5 dwellings $0.3964, 6 to 41 and 42 to 77 dwellings $0.3909, 78 to 149 dwellings $0.3925, 212 dwellings or more $0.5057 per $100. The agglomeration share ($102.4M in 2026, +17%) is an expense in the Cité's budget, funded by the property tax, and not billed separately.
Fixed fees: No fixed residential fee for water or waste collection appears in the 2026 budget sent to the MAMH (fee lines empty); to be confirmed.
Careful with the lower rate. The rate drops 5.5% because the new roll raised assessments: the city adjusts the rate to collect its revenue. A lower rate after a new roll is not a tax cut.

New 2026-2027-2028 three-year roll of the Montréal agglomeration, in effect on January 1, 2026 (1st year).
The general property tax is calculated as: municipal assessment × rate ÷ 100. Example: a house assessed at $500,000 would pay $1,982 in general property tax at the 2026 rate of $0.3964. This is a sample calculation, not the actual bill: add the fees (water, waste collection), special taxes and, where applicable, sector taxes. The actual bill for an address is on the city's online assessment roll and on the seller's latest tax bill: ask for it before making an offer.
The school tax is not set by the city. Since 2020-2021, the rate is the same everywhere in Quebec: $0.07899 per $100 of standardized assessment for 2026-2027 ($0.08423 in 2025-2026), and the first $25,000 of value is exempt. It is calculated on the standardized value, which can differ from the roll value. Example: for a standardized value of $500,000, the 2026-2027 school tax would be about $375.
