The 2026 tax bill announced by cities for their reference property ranges from $2,413 in Varennes to $17,808 in Westmount, with a median of $3,566 across the 54 cities that publish a bill. The median announced increase is 3.3% (59 cities); 12 cities announce 4% or more and 2 a freeze.
The 2026 trap: 27 cities have a new assessment roll. Where they publish it, values rose by roughly 20 to 45%, and cities lowered their rate to compensate: the rate drops in 23 of them. The bill still goes up. A lower rate is not a tax cut.

Each city defines its reference bill its own way (average or median house, with or without water and garbage, serviced sector or not): the detail is on each city's page. "n/a" = the city does not publish this figure.
The highest bills follow home values, not the rate: Westmount ($17,808), Saint-Lambert ($8,127), Beaconsfield ($6,956). The lowest: Sorel-Tracy ($2,910), Drummondville ($2,661), Varennes ($2,413). On rates, the highest are in cities where homes are worth less: Tadoussac ($0.9765), Sept-Îles ($0.972), Saguenay ($0.9712); the lowest in resort towns or affluent suburbs: Orford ($0.2856), Mirabel ($0.267), Eastman ($0.2336). That is why a rate alone cannot compare two cities.
It is the same everywhere: $0.07899 per $100 of standardized assessment in 2026-2027 ($0.08423 in 2025-2026), after an exemption on the first $25,000.
For each city, on October 19, 2026 we collected from official 2026 documents (budget, taxation by-law, tax page) the residential general property tax rate, the announced tax bill and increase, the assessment roll year and fixed fees. Nothing is recalculated: each figure is the city's own, with its source. Kirkland and Sherbrooke are not in the table, for lack of accessible official 2026 figures. This page informs: it is neither tax advice nor an appraisal.

Assessment versus sale price, city by city:
Average roll value published by each city versus the 2026 Centris median price.
Because your city filed a new assessment roll. Your house is worth more on paper, and the city lowers the rate so as not to collect the full rise in values. If your assessment rose more than average, your bill rises more than the announced increase.
By announced reference bill: Varennes ($2,413). By rate: Eastman ($0.2336 per $100). But a low rate on an expensive house can produce a higher bill than a high rate on a modest one.
