Real estate team or solo broker: 5 concrete differences when selling or buying

Choosing your broker

A good solo broker beats a bad team. But at equal quality, organization makes the difference on five precise points.

The difference between a real estate team and a solo broker is not talent but organization: a team answers when your broker is at a showing, shows your house the same evening, produces the marketing with dedicated resources, negotiates with the combined experience of several files in progress, and does not let your transaction stop when one person falls ill or goes on vacation. A solo broker offers in exchange a single relationship and sometimes a finer knowledge of a micro-market. Team Loaa & Manseur combines both: one broker responsible for your file, and a team behind them, ranked first at RE/MAX Platine in 2024 and 2025, 6th in Quebec, 15th in Canada.

1. Availability: who answers when your broker is at a showing?

A solo broker is, by definition, in one place at a time. While they show a house in Boucherville, the buyer calling about yours in Brossard reaches voicemail. In a team, the call is taken, the showing is scheduled, and your broker is informed. In a market where the buyer has 28 % more listings than a year ago on the South Shore (APCIQ, August 2026), the house that cannot be seen today is the one that gets forgotten.

2. Showings: the same evening, not next week

A team can show your property when the buyer is available, including evenings and weekends, because several brokers share the calendar. That is what concentrates showings in the first ten days, the window when a well-priced home gets its best offers. Our reference selling times by sector are on each city page, for example Longueuil (21 days in Old Longueuil in Q2 2026).

3. Marketing: dedicated resources

Photos, video, the Centris listing, portal syndication, social media, an active buyer database, a newsletter: each element takes time and tools. A solo broker fits them between two showings; a team has people who do only that. Read how we sell a house in 2026.

4. Negotiation: pooled experience

A team with several transactions under way in the same sector knows what buyers are offering this week, not what they offered in the spring. That real-time reading is worth money when setting the price and answering an offer, especially in multiple-offer situations.

5. Continuity: your transaction does not depend on one person

Illness, vacation, a family emergency: a solo broker takes your file with them. In a team, a colleague picks up the thread with the same file, the same notes, the same buyers. Invisible while everything goes well, decisive the day it does not.

What a solo broker sometimes does better

Let us be honest: a solo broker who has worked the same five streets of Saint-Lambert for twenty years may know that micro-market better than any team, and the relationship is single from start to finish. The risk is everything that depends on their availability alone. The right question is therefore not "team or solo" but "who will be responsible for my file, and who takes over when that person is away?".

How we work

At Loaa & Manseur, every client has a responsible, reachable broker who leads the transaction. Behind them, a team handles showings, marketing and administrative follow-up. The results are public: team number one at RE/MAX Platine in 2024 and 2025, 6th RE/MAX team in Quebec, 15th in Canada and in the global top 50 according to the official RE/MAX ranking, 221 Google reviews. Our brokers are presented on the team page, and every licence can be checked with the OACIQ, as explained in verifying a real estate broker in Quebec. Frequently asked questions

Does a team cost more than a solo broker?

No. Compensation is set in the brokerage contract and is negotiable in both cases; there is no imposed rate in Quebec. See realtor commission in Montreal.

Will I deal with several people?

One broker is responsible for your file and your decisions. Other members step in for showings and logistics, never to change the strategy without you.

How do I know if a team is really a team?

Ask who takes over in case of absence, how many brokers hold an active licence, and where the results are published. A serious team answers all three without hesitation.
