Dealing with a RE/MAX broker gives access to two distinct programs. Tranquilli-T is an assistance service offered at no cost with five components: delay and withdrawal, death, legal assistance, small claims and assistance toward an amicable settlement; it covers individuals, groups and estates represented by a participating broker, for properties whose sale price does not exceed $5,000,000. Intégri-T is a warranty against latent defects administered by ACQ Résidentiel: the buyer is covered up to $50,000 and the financial liability of a seller represented by RE/MAX is limited to the first $5,000, for a period of three years following the deed, on residential properties more than five years old. Two different protections, two different moments: one accompanies the transaction and its surprises, the other takes over once you live in the home and a defect appears.
Tranquilli-T accompanies the transaction itself: it responds to the unexpected between the offer to purchase and the period following the sale, and gives access to legal assistance. Intégri-T targets the after: it is a financial warranty against latent defects discovered once you live in the house. Both exist because those are the two places where a real estate file really hurts.
The program is offered at no cost to clients represented by a participating RE/MAX broker, and it includes five components: delay and withdrawal, death, legal assistance, small claims, and legal assistance toward an amicable settlement. Protection takes effect once the conditions of the offer to purchase are fulfilled, except the signing of the deed of sale. Eligibility covers individuals, groups and estates: corporations, companies and developers are excluded. On the property side, the program covers principal residences of at most five units, secondary residences habitable year-round, condominiums, mobile homes on permanent foundations, lots up to 40 acres and hobby farms up to 100 acres, for a maximum sale price of $5,000,000. New constructions, lots alone and abandoned properties are excluded, as are foreclosures except on the buyer's side.
Administered by ACQ Résidentiel, Intégri-T changes the game on the subject that poisons the most transactions in Quebec. When the buyer subscribes and the seller is represented by a RE/MAX broker, the seller's financial liability is limited to the first $5,000 and the buyer is covered up to $50,000, for a period of three years following the deed. The warranty targets defects affecting the roof, foundations, building envelope, electrical, plumbing, heating, windows and doors, as well as water infiltration, mould, heat pumps and claddings. It applies to residential properties more than five years old, is activated before the notarized signing, and file approval takes about five business days. New builds: new constructions fall under the GCR guarantee plan, not these programs. Properties less than five years old for Intégri-T, and commercial buildings. Sales without legal warranty: they fall outside the Intégri-T framework. Corporations and developers for Tranquilli-T. And what was visible: no warranty replaces a serious pre-purchase inspection; an apparent defect remains an apparent defect.
Having access to a program and knowing how to use it are two different things.
