Saint-Bruno or Beloeil: where to buy between the two mountains in 2026?

Comparison · Saint-Bruno vs Beloeil · 2026

Two mountains, a $150,000 gap and two seller's markets: here is how to decide between Saint-Bruno and Beloeil by budget, commute and profile.

Saint-Bruno-de-Montarville and Beloeil are neighbours on the 20, each at the foot of its mountain, and $150,000 separate them: an $800,000 median house in the Boucherville-Saint-Bruno sector in the second quarter of 2026 (-2 % year over year, +38 % in five years) in 20 days, the South Shore's shortest delay, with 137 houses active, against $650,000 in Beloeil and Mont-Saint-Hilaire (+2 %, +43 %) in 23 days with 210 houses active. The condo follows: $500,000 vs $409,500. Saint-Bruno sells Mont-Saint-Bruno national park, old Saint-Bruno and Lac du Village, the Promenades, the exo station and proximity to Longueuil; Beloeil sells the Richelieu, old Beloeil, Mont Saint-Hilaire and its nature reserve across the river, the exo stations of the Mont-Saint-Hilaire line, and $150,000 less for a comparable home. Both are seller's markets in every range: the choice comes down to budget, commute and mountain.

The price: Saint-Bruno or Beloeil?

Saint-Bruno is $150,000 more expensive in median ($800,000 vs $650,000) because it is closer to Montreal, because its large wooded homes at the foot of the mountain and Boucherville, in the same sector, pull the median, and because supply there is the South Shore's thinnest. Beloeil and Mont-Saint-Hilaire sell 1990s to 2020 cottages and 1960s to 1980s bungalows on wider streets, with the Richelieu waterfront and the mountain properties above. In five years, Beloeil rose more (+43 % vs +38 %) because it started lower; year over year, Saint-Bruno dips 2 % (a mix effect) and Beloeil rises 2 %. The condo is $90,000 cheaper in Beloeil ($409,500 vs $500,000). The full portraits are on living in Saint-Bruno and living in Beloeil and Mont-Saint-Hilaire.
