Saint-Lambert and Boucherville sell at the same price and at two speeds. In the second quarter of 2026, Saint-Lambert's APCIQ sector (shared with Brossard) posted a single-family median of $803,000, 41 days on market and 866 active listings; Boucherville's sector (shared with Saint-Bruno) posted $800,000 and 20 days, with 38% growth in five years against 26%. Saint-Lambert sells its walkable village, its century-old streets and the exo train minutes from downtown; Boucherville sells its Old Village, the river, its schools and a chronic scarcity of inventory. For the same budget, Boucherville is the seller's market, Saint-Lambert the market where the buyer has time to compare.

The difference is not the price, it is the inventory. The Saint-Lambert and Brossard sector has 866 properties for sale, up 11%: the buyer has choice, so takes time and negotiates. Boucherville structurally lacks supply: half of the neighbouring town, Saint-Bruno, is protected by the national park, and Boucherville's sought-after streets free up few houses. Result: fairly priced properties that go in three weeks, often in multiple offers.
A walkable village, century-old tree-lined streets, a station that puts downtown a few minutes away and the river as a neighbour. The market values fine attributes: year of construction, original character, walking distance to the village. The Old Village and the riverfront form the top of the market; the family neighbourhoods of the 1970s to 1990s form the volume; condos and townhouses offer the entry points. Sought-after schools, mature parks, sound municipal finances and rare inventory: Boucherville's premium is structural. Between a semi-detached near the 132 and a cottage in the Old Village, the gap is counted in hundreds of thousands of dollars.
You are buying: Saint-Lambert leaves you time and gives you negotiating leverage; Boucherville requires a firm pre-approval and a decision in days. You are selling: in Boucherville, a clean launch at the price of the comparables triggers competition; in Saint-Lambert, preparation, photos and the entry price decide the first week, and the first week decides the rest.
