Selling a condo in Longueuil in 2026: 41 days in Vieux-Longueuil, 38 in Saint-Hubert, and how to set the price

Selling a condo · Longueuil · QPAREB Q2 2026 figures

Three hundred and eighty-four competing condos in two sectors, a metro and the REM next door: here is how to sell your condo in Longueuil in 2026 at the right price and in a month.

Selling a condo in Longueuil in 2026 means selling in a market still with the seller under $450,000, but well supplied: a $385,000 median in Vieux-Longueuil (with Greenfield Park and Le Moyne) in the second quarter, flat year over year, 41 days, 256 active listings, the South Shore's second-largest stock; $376,500 in Saint-Hubert, +1 %, 38 days, 128 listings. A Longueuil condo costs $100,000 less than one on the island for a five-minute metro ride: that is the argument to put forward, with the Brossard REM next door. The price is set on your building's sales (metro tower, converted plex in Vieux-Longueuil, three-storey building in Saint-Hubert), a bilingual presentation does the sorting, and the syndicate's documents are ready before the first viewing.

The condo market in Longueuil in 2026, from the seller's side

Vieux-Longueuil (QPAREB sector 43) sold its condos for $385,000 in median in the second quarter of 2026, flat year over year, +38 % in five years, in 41 days, with 256 active listings; Saint-Hubert (sector 44), $376,500, +1 %, +40 % in five years, 38 days, 128 listings. The whole South Shore: $403,000 in 39 days. The market belongs to the seller under $450,000, but with 384 condos active, the buyer compares: the day-one price relative to the building's sales and the presentation make the difference between three weeks and three months. Montreal's first-time buyers, who look at Longueuil for the metro, search in English and French. The monthly picture is on the South Shore's August 2026 report.

What makes the price, building by building

In the towers of the Longueuil metro and the riverfront, the price is set on the tower's sales in the last six months, by floor and by view (the river and Montreal earn a premium), and the unit is compared with the new units delivered near the metro. In the converted plexes of Vieux-Longueuil, around rue Saint-Charles, the price is set on comparable conversions: the character, the yard or terrace, the parking and clear by-laws make the gap. In the three- and four-storey buildings of Saint-Hubert, Greenfield Park and Le Moyne, the price is set on similar buildings in the neighbourhood, and the reserve fund of a 25-year-old building is the point the buyer checks: the Bill 16 study must be in the file.

How we price a condo: the building, not the sector

The sector median says nothing about your unit. A condo's price is set on the closed sales of your building and of comparable buildings (same generation, same amenities) in the last 90 to 180 days, adjusted for the floor, the orientation, the view, the parking, the storage and the condition; then we look at what is for sale right now in the building and next door, including the neighbouring developer's new units taxes included: that is your real competition. A condo listed 3 % above the building's sales in a 50-day market is not visited, it is compared. We show you the sales, not a promise.

The documents the buyer will ask for, ready before launch

The calendar that works for a condo

  1. Weeks -4 to -2: document request to the syndicate (count two weeks), certificate of location, seller's declaration, invoices.
  2. Weeks -2 to -1: decluttering, neutral paint, professional cleaning; the common areas get photographed too (lobby, gym, pool, terrace).
  3. Launch day, a Thursday: professional photos and video, floor plan, dedicated page, Centris, targeted campaigns aimed at the sector's condo buyers, in English and French.
  4. The first weekend: grouped viewings, offers conditional on the documents (5 to 10 days), the inspection and the financing.
  5. Through to the notary: 30 to 60 days; condo fees and taxes are adjusted at the occupancy date.

Frequently asked questions

How long does it take to sell a condo in Longueuil?

41 days in Vieux-Longueuil and 38 in Saint-Hubert in median in the second quarter of 2026. A well-presented unit priced at the building's level goes in three to five weeks; an overpriced unit joins the 384 that wait.

Should you renovate a condo before selling it?

Rarely fully: neutral paint, clean floors, decluttering and good photos bring more than a new kitchen; in a converted Vieux-Longueuil plex, an updated bathroom pays back.

Does a special assessment or a thin reserve fund prevent a sale?

No, if it is documented before the offer: a voted special assessment is paid or negotiated in the price; a thin fund is presented with the Bill 16 study and the syndicate's plan. The surprise after the offer is what kills the sale.

What does selling a condo cost?

The broker's compensation, agreed in the contract; the certificate of location of the private portion if outdated (often $800 to $1,500 for a unit); the syndicate's document fees (variable); the mortgage penalty if you break a term; the notary's fees for the discharge. Our free valuation puts numbers on all of it before you decide.
