Two sectors, 384 condos active, a metro and the REM next door: here is where to buy a condo in Longueuil in 2026, at what price, and what to read before offering.
Buying a condo in Longueuil in 2026 means choosing between two neighbouring markets: Vieux-Longueuil with Greenfield Park and Le Moyne ($385,000 median in the second quarter, flat year over year, +38 % in five years, 41 days, 256 active listings), the market of the Longueuil metro, converted plexes and riverfront towers; and Saint-Hubert ($376,500, +1 %, +40 % in five years, 38 days, 128 listings), the market of three- and four-storey buildings near boulevard Cousineau and the station. The whole South Shore sells its condos for $403,000 in 39 days. The seller still leads below $450,000, but with 384 condos active, the pre-approved buyer who reads the reserve fund has plenty to compare.
Vieux-Longueuil (QPAREB sector 43, with Greenfield Park and Le Moyne) sold its condos for $385,000 in median in the second quarter of 2026, flat year over year, +38 % in five years, in 41 days, with 256 active listings, the South Shore's second-largest stock after Brossard-Saint-Lambert (524). Saint-Hubert (sector 44): $376,500, +1 %, +40 % in five years, 38 days, 128 listings. The South Shore as a whole: $403,000 (+2 %, +42 % in five years) in 39 days. A Longueuil condo therefore costs $100,000 less than one on the island ($483,000) for a five-minute metro ride, which explains why Montreal's first-time buyers look there. Vieux-Longueuil splits in three: the Longueuil metro and Université de Sherbrooke sector (recent towers, amenities, higher fees, Montreal buyers), the heart of Vieux-Longueuil around rue Saint-Charles (plexes converted to divided co-ownership, small buildings, character, no elevator), and the riverfront and Marie-Victorin park (1980s to 2000s buildings with a view). Greenfield Park and Le Moyne offer the sector's cheapest condos near boulevard Taschereau. Saint-Hubert sells three- and four-storey buildings from the 1990s to 2020 near Cousineau, the Saint-Hubert station and the neighbouring Quartier DIX30. The REM (Panama station in Brossard, at the border) and the metro's yellow line are the two arguments that hold prices.
New construction concentrates near the Longueuil metro and along the river: GCR warranty, taxes extra, GST eliminated up to a million for a first-time buyer, delivery in 12 to 24 months. The resale offers the converted plexes of Vieux-Longueuil, with character and by-laws to read closely (renovations, pets, rentals), and the 1990s to 2010 buildings of Saint-Hubert, whose reserve fund is the point to check at 25 years.
